Like other areas in the USA, Clark County's Home Prices have risen - both Steadily and Substantially since seeing the bottom in December 2011.  The custom chart below shows the Short Term trend line, as measured in a 3-month moving average calculation; and the Long Term trend line; measured using a 12 month moving average calculation. 

Without a doubt, the 12 month trend line has been steadily rising for a full 12 months; and the direction of the short term trend line suggest this rally is continuing.

We have also been recording a long term increase in Sales Volume, as measured in the chart below.  The 3-month average trend shows the typical wave-type signature as we go through the seasons of the year.  However, the 12-month average trend is clearly a steady increase.

Finally, let's take a look at How Quickly are Homes Selling.  The chart presented below attempts to do that however, we have used a sub-set of the above data in its preparation.  We know that New Homes and Short Sale Homes have a sales-cylce all their own so, we have excluded those two categories of homes.  The result is the chart below:

With the chart showing the Median Days on Market at about 40 or fewer days for the past 10 months; along with the Average Days on Market at less than 100 days for the same period; we are clearly in a Seller's Market with homes selling and closing rather quickly.

In Summary, Clark County and Vancouver WA are clearly in a Seller's  Market, with the combination of Rising Prices, Speedy Sales Times, and Reduced Inventory of Homes For Sale.
